Baker Pushes For High Density Zoning Around T
Housing supply has been kept at historic lows for the past few decades. The 2008 recession further exacerbated this by pushing more builders out of the industry. This new bill includes $668 million dollars for small business owners and “encourage” multifamily zoning in MBTA communities. This will particularly be a challenge in desirable communities such as Wellesley, where residents often oppose high density housing. And if you live in a community within 0.5 miles to the train, expect to see some heavy machineries and burly construction dudes in the foreseeable future.
STATE OF THE MARKET
- Inventory Down: Inventory stays low across all asset classes as sellers are holding on to lower interest rates and their homes longer.
- Prices Still Up: While demand has decreased, the drop in inventory is still causing a rise in the average price/ sqft across the market.
- Recession?: Rates are set to taper if inflation can be brought under control. The reduction in housing inventory is already causing a uptick in rents.
